Just Add Water!
New Program Makes It
Easier to Sell Your Home

by Gina Carr

forget to put a special emphasis on the small things like cleaning underneath your sinks, organizing your closets and drawers. We even painted our garage floor," Jaime continued.

A lot of home buyers have no imagination. They look around at a house that has a lot of brightly colored walls or carpet that is worn-looking and they think it will take a lot of money and trouble to fix it. That is why it is better to do these things in advance.

After you get your home in great shape, there are two other factors that are very important in selling your home quickly - pricing it right and marketing it properly.

Price it right. Pricing is critically important. Even if you have a beautiful home, you need to take into consideration other factors that affect your value. Do you have a level driveway? Do you have a nice, level back yard? Are you on a quiet cul de sac or near a busy street?

Each of these factors must be weighed against the competing houses on the market and compared to the prices of the homes that sold recently.

The best way to get a good idea of the price is to speak with an expert in the area. Keep in mind, there is no one magic number; there is a range. I tell people that there is a two day price, a sixty day price and a two year price.

Market it properly. Having a home that is priced right and in good condition won't do you much good if no one knows about it. To make sure that you have exposure to the most buyers possible, you need to list your home with a full time, professional Realtor that really knows your area.

Jamie Carr encourages sellers to use a professional Realtor to get the maximum exposure for their home.

Said Jamie, "We found out the importance of using a Realtor. We had been doing "For Sale by Owner" for six months without a bite. After we listed with CENTURY 21 Advantage, we had offers within three days. We were under contract in ten!"

Fixing up your home for sale has just gotten a lot easier.

CENTURY 21 Advantage has announced that it has developed a relationship with a company that will do ALL of your needed home improvements and they will DEFER payment for their services until closing.

That's right, the home seller is not obligated to pay for materials, labor, or anything until their home sells!

We at CENTURY 21 Advantage are very excited about this program. We know that it is sometimes hard to come up with the cash needed to replace carpet, get your home painted, replace siding, etc. This program is going to make it possible for everyone to get their home in move-in condition before they even put it on the market.

The homes that sell quickly are generally in what I call "Just Add Water" condition. One of our buyers a few years ago used that phrase when he was house hunting. He wanted a home that was perfect for him. He didn't want to have to do a SINGLE thing to make it right. In fact, that is what most buyers want.

For most homebuyers, that means that the carpet needs to be neutral and in excellent condition (new is best), the walls need to be freshly painted a neutral color, most wallpaper taken down, and any repairs need to be completed.

When Spicer's Grove residents Jamie and Sharon Carr (no relation) were transferred to Tennessee recently, they knew they needed to get their home in great condition because there were so many other homes for sale in their price range.

"To get the most bang for your buck in selling your home, take the time to make it walk-in perfect - mow the lawn, clean the shutters, paint inside and out, and clean or replace the carpets," said Jamie. "And don't
