very important in selling your home quickly - pricing it right and marketing
it properly.
Price
it right. Pricing is critically important. Even if you have a beautiful
home, you need to take into consideration other factors that affect your
value. Do you have a level driveway? Do you have a nice, level back yard?
Are you on a quiet cul de sac or near a busy street?
Each
of these factors must be weighed against the competing houses on the market
and compared to the prices of the homes that sold recently.
The
best way to get a good idea of the price is to speak with an expert in
the area. Keep in mind, there is no one magic number; there is a range.
I tell people that there is a two day price, a sixty day price and a two
year price.
Market
it properly. Having a home that is priced right and in good condition
won't do you much good if no one knows about it. To make sure that you
have exposure to the most buyers possible, you need to list your home
with a full time, professional Realtor that really knows your area.
